A successful waterproofing scope starts with understanding how water reaches the building, not with choosing a coating. This guide explains the assessment, preparation and coordination we discuss for homes and commercial properties in Johannesburg and Gauteng. It describes our approach, not a completed client project. Establish the source and the repair boundary
We begin with the reported symptoms: where water appears, when it happens and what previous repairs have been attempted. A ceiling stain may be some distance from the entry point, while plumbing faults and condensation can resemble a roof leak. The assessment needs to distinguish visible defects from possible causes and explain where further investigation is required.
The scope should identify the roof construction, accessible areas, junctions and drainage arrangement. It should also record limitations. An area that could not be inspected is not treated as confirmed sound. Close roof access belongs with a suitably equipped provider; owners can share observations and photographs taken from safe positions.
Prepare the surface before choosing the finish
The condition of the existing substrate and any old waterproofing influences the repair. Loose or unsuitable material, contamination, damaged edges and weak junctions need to be assessed before a new layer is applied. A quotation should make clear whether it includes removal, local repairs, cleaning, preparation and disposal, rather than describing only the final product.
Moisture and structural concerns also need the right response. A membrane does not correct an unstable background, and an additional coating does not resolve every drainage problem. Where a separate specialist assessment is needed, that decision should be made before the roof is covered and the evidence becomes harder to inspect.
Select a compatible waterproofing system
Membranes, liquid-applied systems and local detailing products have different applications. Selection depends on the roof, exposure, existing materials and intended use. We discuss the proposed system as a complete arrangement, including preparation, primers where required, reinforcement, junction details and protective finishes.
The written scope should identify the selected products and application requirements. Substitutions need review for compatibility. No blanket warranty period is assumed: any warranty, its coverage and its maintenance conditions must be confirmed for the actual materials and agreed work.
Resolve junctions, outlets and access
Outlets, parapets, flashings and service penetrations need attention alongside the main roof surface. Water must be able to reach and leave the intended drainage points. If persistent ponding or overflow is present, the cause should be investigated rather than hidden beneath another coat.
Rooftop equipment can involve other trades. The working plan needs to account for access, protection of services, occupied areas below and the effect of weather on incomplete work. Any temporary protection should have a defined purpose and review point. We do not promise that every building can remain fully operational throughout every repair.
Check the work before internal reinstatement
Agree which details will be inspected before they are concealed and how the completed repair will be assessed. Checks should suit the selected system and site conditions. Where performance still needs observation during later rainfall, that limitation should remain in the handover record.
Ceilings, plaster and paint may need separate repairs after the source has been addressed. The condition of those materials determines the next step; a dry-looking surface is not automatically ready for decoration. Coordinate interior painting with the necessary preparation and reinstatement.
Prepare for a roof assessment
Send the suburb, property type, symptoms, safe photographs and any available repair history. Let us know about access restrictions and whether the building is occupied.
